Why a Good Roof is So Important….

Just like the clothes on your body protects you from the elements outside, a good roof keeps everything outside that’s constantly trying to get inside your home. 

Your roof protects you and everything in your home from heat, rain, wind, and hail. Shingle manufacturers normally have a warranty anywhere between 15–30 years. Here in the south east the weather is pretty brutal. A normal roof here will last you anywhere between 12–17 years before it needs to be replaced. Minor damages can occur much sooner, though. Many of the small damages are a result from inclement weather. That will not be covered under the manufacturer’s warranty; that will fall under the responsibility of the insurance. But many of these minor damages may not meet your insurance deductible minimum; especially if you have a high deductible. 

Additionally, due to the high temperatures during the summer months, pipe boot covers may become dry rotted, allowing water to seep into your attic, and if severe enough, onto your ceiling causing unsightly watermarks. Depending on the quality of your pipe boots, this could be as little as five years before deterioration begins.

Generally speaking, your insurance company is responsible for replacing your roof; but only if the damage has occurred from wind or hail storms. Having a good homeowner’s insurance company is imperative. Many homeowner insurance companies may give you a hard time during the claims filing process.
