As we have all figured out by now the Huntsville/Madison area house sales are crazy. Multiple offers, removing contingencies, escalating clauses are all seen as normal business these days. Yes, it has taken most of us by surprise and it actually makes for a little more pressure on us realtors. We are still advising our sellers to prepare the house for the highest and best offer and keeping our buyers motivated when they have NOT had their offer accepted for the last 3rd to 4th times. It is just the way it is today!
Some suggestions never changes for sellers:
• De-clutter your house
• Clean windows and mirrors
• Clean up the yard
– Plant fresh flowers
– Mow the lawn
• Put fresh flowers in your house
• Clean Carpets/Wood floors
• Put a new front door mat out
• Clean out closets
• Clear off kitchen and bath counter tops
• Make your house smell fresh
• Buyers still want well maintained houses
Most buyers are still looking for a well maintained house. Those small projects that you complete can make a big difference in the sellers return.
However, there are different tips for buyers. Taking into consideration this current market, if buyers are asking for their closing cost to be paid by the seller, this actually makes their offer less desirable in a lot of cases. Sellers today frequently get over asking price with multiple offers. It is important for a buyer to go in strong with their offer right from the beginning!
